We ask all residents and guests to be considerate of their neighbors and to follow all community policies regarding designated smoking areas and proper disposal of smoking materials. At this time, The Briscoe does not offer furnished apartment homes. However, all of our apartments come equipped with modern features, including stainless steel appliances and an in-home washer and dryer for your convenience.

The Briscoe offers a variety of spacious one-, two-, and three-bedroom apartment homes designed to complement your lifestyle. Our thoughtfully crafted floorplans feature open-concept living areas, 9-foot ceilings, stainless steel appliances, and the convenience of an in-home washer and dryer included in every apartment. Residents can also choose between two stylish interior color schemes to match their personal taste. Select apartment homes include private balconies, providing the perfect space to relax and unwind.

Yes, renters insurance is required for all residents at The Briscoe. Coverage must meet our community's insurance requirements prior to move-in and be maintained throughout your residency.

Applicants are required to have a combined gross monthly income of at least 2.5 times the base rent. Our credit requirements are determined through our third-party screening process and may vary based on each applicant's individual credit profile. Because every application is evaluated individually, we are unable to provide a specific credit score requirement.

To submit an application, you'll need a valid government-issued photo ID, such as a driver's license, state ID, or passport. We use a third- party identity verification system as part of the application process, so a valid photo ID is required. At the end of the application, you'll also be asked to provide a payment method to pay for your application fees. A credit or debit card is preferred.

Pricing, Fees, & Deposits

Rent is due on the 1st of each month. For your convenience, residents can make payments online through the resident portal using a debit card, credit card, or bank account (routing and account number). Rent can also be paid through MoneyGram. If you have any questions about payment options or setting up online payments, our leasing team is happy to help.

Residents at The Briscoe are responsible for water/sewer, electricity. Water is sub-metered and billed through the community, while electricity must be established directly with the provider of your choice. Internet service is not included in rent and should be set up separately by the resident.

At The Briscoe, utilities are not included in the monthly rent. Residents are responsible for setting up and paying for all applicable utility services.

Move-In, Lease Terms

Residents are required to provide a 60-day written notice prior to moving out. If you need to end your lease before its scheduled expiration date, The Briscoe does offer a lease break option, which is subject to additional fees and requirements. Our leasing team can provide complete details and help guide you through the process.

At this time, The Briscoe does not permit subletting or lease transfers. If your circumstances change during your lease term, we encourage you to contact our leasing office to discuss available options and community policies.

The Briscoe currently offers 12-month lease terms only. Please contact our leasing office for current availability and leasing information.

To ensure a smooth move-in experience at The Briscoe, all adult leaseholders must be present on move-in day and provide a valid government-issued photo ID, such as a driver's license. Residents must also have active renters insurance, electricity set up in their name, and all required move-in charges and fees paid in full prior to receiving keys.

While The Briscoe does not offer a dedicated bike storage room, we do provide bike racks and designated areas where residents can lock and store their bicycles within the community.

The Briscoe offers a package room for resident deliveries. When a package is delivered, you'll receive a one-time access PIN via email and text message, allowing you to conveniently retrieve your package at your convenience. We're also excited to announce that individual package lockers are coming soon, providing an even more streamlined delivery experience for our residents.

Yes, The Briscoe offers EV charging stations onsite for residents, making it convenient to charge your electric vehicle right at home.

Yes. Our spacious clubroom is ideal for relaxing and socializing, with games, a TV lounge, a kitchen area, and built-in speakers for entertainment. Outdoors, residents can enjoy our resort-style swimming pool, which is open year-round, along with grilling stations nearby. No, our community amenities are not open 24/7. For the comfort and enjoyment of all residents, amenities at The Briscoe are available daily from 10:00 AM to 10:00 PM. This includes access to our shared amenity spaces and outdoor recreational areas.

Guests

Yes, guest parking is available at The Briscoe. Each guest registration is valid for 24 hours, and all guest vehicles must be registered before parking in the community to avoid any parking violations.

Guests can access the community with assistance from a current resident. Residents are able to open the vehicle entry gate and building exterior doors remotely using the community's mobile app, providing a convenient and secure way to welcome visitors.

Yes. All buildings at The Briscoe are designed with wheelchair accessibility in mind to help ensure convenient access throughout the community on the 1st floor, however building 2 all floor levels are accessible through elevator and staircases.

Pets

The Briscoe does not require a pet deposit. Instead, there is a one-time non-refundable pet fee per pet, along with a monthly pet rent for each pet. A maximum of two pets per apartment home is permitted.

Absolutely! At The Briscoe, we know pets are part of the family. That's why our community features a dedicated dog park with a pet water fountain, giving your four-legged friends plenty of space to exercise and socialize. We also offer a convenient pet washing station, making it easy to keep your pet clean and comfortable after outdoor adventures.
